An Insight Into Water Damage Restoration
The process of restoring a building to a pre-loss state after sustaining damage by water is widely known as water damage restoration. This procedure comprises the cleaning, refurbishment and renewal of the exterior and the interior of the entire building and the rebuilding of any severely damaged external structure.
The United States government does not currently have any regulations regarding the restoration procedures for water damage. However, certain standards are recommended by two certifying associations, the IICRC and the RIA. Many companies follow the IICRC recommendations contained in the S500 procedural document. The policies in this document are based upon reliable restoration techniques, research, and widespread experience garnered from years of consultation with numerous professional bodies.
The data is collected from such diverse sources as local and international trade associations involved with restoration work, scientific organizations, chemical companies, equipment suppliers, insurance companies and trades professionals with expertise in the field of restoration. The S500 standard is constantly under review so that it keeps pace with new technology, processes and testing procedures.
Specific steps and guidelines have been laid down for the process of restoring buildings, homes and other structures which have sustained water or sewage damage and which require special precautions.
The materials lost after being affected by water contamination, will be professionally appraised by restorers, using the standard pricing guides currently available, to establish the correct value of the residence’s lost materials.
The inspection of water contamination includes the use of such equipment as water sensing apparatus, like probes, and a variety of infrared tools used to track down the cause of any damage and just how far it has spread.
The actual restoration process, which will include drying the building out, sanitizing all cross contaminated or affected areas then deodorizing the materials in these areas, may now begin. Upon completion of this work, the specialized damage measuring apparatus can now be utilized. The equipment includes such tools as dehumidifiers, air movers, air scrubbers, systems for drying wooden floors and drying devices for below floors. After approximately two to three days, during which the appliances are left in the building, a re-evaluation takes place in order to monitor the results of the drying process. Any equipment not needed after this check, is removed in order to minimize charges.
Restoration personnel are frequently required to work surrounded by the owners personal possessions. Such effects may include items like books, furniture, electronics and anything else that has sustained water contamination. To move these items around is known as contents manipulation. A per hour charge is often levied for this service. The house contents themselves often require treatment from the effects of damage by water.
If moisture content, temperature and humidity have been brought to an acceptable and safe level, the equipment may be removed and the restoration process would be deemed to be complete. Often, property owners, homeowners, and building maintenance operatives use their own staff for water damage restoration to save costs, but it is recommended that professionals should be hired for the work.
